NOTE:  If your property is in Faxon, Jessenland, Kelso and Green Isle Townships, you need to first contact their coordinators to obtain permits from the following townships, which have their own zoning ordinances.  You will also have to obtain County permits.

Faxon Township:  Jim Baumann, Tel.  952-873-2514
Jessenland Township:  Martha Wavrin, Tel. 507-248-3639
Kelso Township:  Kathy Pieper, Tel. 507-248-3327

  • Building permits or Land Use permits/Setback Certificates are required for all new construction, additions or for moving in used buildings in Sibley county.  This includes homes, barns, storage sheds, garages, grain bins, porches, decks and swimming pools.
  • If there is an existing building site, you can replace a home with building and septic permits, providing setbacks are met.
  • If a new home is built on a new site with required acres for a building eligibility, a conditional use permit including  a public hearing is required.
  • Any structure under 400 square feet requires a setback certificate but no fee is charged.
  • Ponds under 5 feet require a setback certificate with a $46.00 recorder's fee.  If the pond is over 5 feet in depth, a Conditional Use Permit including a public hearing is required.
  • If property is zoned C-Conservation Agricultural, it must have a Crop Equivalency Rating (CER) completed to have a calculation of 57 or less to meet criteria for C-Conservation zoning and building eligibility for a minimum lot size of 5 acres. The CER is completed by Sibley Soil and Water Conservation District at 507-237-5435, Ext. 104.
